Property Acquisition and Investment

The philosophy of AHI is simple – you need long term investment goals and a plan of action. Property is an important part of your portfolio. Wealth creation is never a matter of luck, but it requires dedication, experience, patience and trust. Wealth creation is all about correct planning and timing which can be illustrated in the following simple three point plan.

1: Draw up a strategic plan, indicate your aspirations & budget

This will conceptualise what you are trying to achieve and in which time frame. For 95% of property investors this becomes critical as it affects your exit strategy, your risk management plans and also your objective at the end of the day. Understanding the tax implications of owning property in Australia will also enhance your position as a property investor.

AHI can help in your endeavour to make wise property investment choices in Australia. We match the needs of our clients with the right investment properties that will lead to long-term wealth creation. We ensure our success, and that of our clients, by having access to experienced and reputable land and property developers all across Australia.

2: Indicate what properties will fit into your plan

Buying a house and land package can be a great way of buying a home or investment property. The entry level is surprisingly low and a great deal of time and money can be saved by deciding to invest in a new-build property rather than an established one. AHI has something to suit every budget from $450,000 to $5.9 million plus. Whatever your budget happens to be, AHI can help and advise you wherever you choose to live in Australia.

House and land packages can offer outstanding value. All our property options are "Turn Key" meaning that they are 100% completed, including a designer furniture package if that is the client's choice. All you have to do is bring your personal items and your house is ready to move into or to receive tenants.

AHI has access to thousands of house and land packages Australia-wide. For clients who wish to build a more individual home, we work with some of Australia's top architects, so that the client can examine the plans, receive an itemised cost analysis, sign off, and know that the property will be ready on time and on budget.

3: Work with AHI from inception to completion

Over several consultations, AHI provides a financial assessment, a comprehensive property plan and a property investment analysis through one of our trusted associates. We guide and educate our clients throughout the whole process from beginning to end. We help our clients with this simple 3 point process.

The understanding of how properties will affect your wealth creation ie cash-flow, vacancy, tenancy and how the mix will help you achieve a balanced portfolio is important for long-term sustainability. A sound decision can only be reached with a clear understanding of all the figures with which our clients are provided at the outset.

Adelaide - South Australia

A city of light and visual harmony best describes Adelaide which ranks number 9 in the table of the World's Most Liveable Cities based on the 2011 Economist Intelligence Report.

It really doesn't matter where you decide to move to in Australia it will be hard to escape a city that hasn't made it into the Top 10, with Melbourne in second place, Sydney at number 7 and Perth ranked number 8.  The criteria is based on a combination of environment, health care, culture and infrastructure.

Adelaide is the capital and most populous city of the Australian state of South Australia, and is the fifth-largest city in Australia with an estimated population of more than 1.28 million.

A coastal city situated on the eastern shores Gulf St Vincent and the low-lying Mount Lofty Ranges, the suburbs reach roughly 20 km from the coast to the foothills but sprawl 100 km  from Gawler at its northern extent to Sellicks Beach in the south.

There is a strong German influence throughout the region, not only in the wine producing areas but also in the architecture.  Hahndorf, a quaint village about 28 kilometres south-east of Adelaide up in the hills, has traditional fachwerk architecture, fine Lutheran churches and many restaurants serving German food. Hahndorf   is a major tourist destination, it is a little piece of  Silesia, Prussia and Germany, characterised by beautiful, shady, tree-lined streets. We can locate Land and home packages in Adelaide and SA.

Adelaide is known as The City of Lights because it is designed in a grid layout, interspaced by wide boulevards and large public squares, and entirely surrounded by parkland. Early Adelaide was shaped by religious freedom and a commitment to political progressivism and civil liberties, which led to the moniker "City of Churches".

A Dream House

The median house price for Adelaide real estate is $624,000. The most recent statistics for Hahndorf show a median price of $457,000 as of May 2011. However, building your own home on premium land is also an option and can work out less expensively. The team at Australian Homebuyers International can locate premium land to buy on which to build a substantial Adelaide home.

Australian building standards are among the highest in the world and strictly regulated by Government. New build property is covered by a 10 year builders guarantee. Education

With over 700,000 overseas students at tertiary institutions throughout Australia, Adelaide offers some excellent universities, technical colleges and secondary schools. Australia is fast becoming the preferred destination for foreign students.

There are two systems of school education. There is a public system operated by the South Australian Government and a private system of independent and Catholic schools. All schools provide education under the South Australian Certificate of Education (SACE) or, to a lesser extent, the International Baccalaureate (IB), with Adelaide having the highest number of IB schools in Australia.

There are several South Australian TAFE (Technical and Further Education) campuses located in the metropolitan area which provide a range of vocational education and training.

The University of Adelaide is  a member of the Group of Eight – Australia’s leading universities – with 20,478 students and eight campuses throughout the state and one in Singapore.  Under the banner of educating the leaders of tomorrow a joint venture between two of the oldest and most respected institutions in the Asia Pacific region - the Ngee Ann-Kongsi and the University of Adelaide - was formed to provide a quality educational facility in Singapore combining under-graduate and post-graduate academic programmes. The Ngee Ann-Adelaide Education Centre is situated in the completely renovated Teochew Building on Tank Road in the city centre of Singapore.

The University of South Australia, with 36,000 students is vibrant and international in its perspective, committed to educating professionals, creating and applying knowledge and maintaining cultural diversity among its staff and students. The Flinders University of South Australia, with 16,237 students is located in the southern suburb of Bedford Park, alongside the Flinders Medical Centre.

The South Australian Government and educational institutions are attempting to position Adelaide as "Australia's education hub" and marketing it as a "Learning City." The number of international students studying in Adelaide has increased rapidly in recent years to 23,300, of which 2,380 are secondary school students. In addition to the city's existing institutions, foreign institutions have been attracted to set up campuses in order to increase its attractiveness as an education hub.

The two hundred year-old Royal Institution of Great Britain  also established an Australian counterpart in Adelaide which opened in 2009. Investors are looking at SA closely if they have children about to start university, because this is an ideal place in which to buy property where your children can live while they study.

Research, Finance and Festivals

In addition to the universities, there are a number of organisations involved in research with significant establishments in the metropolitan area.  As South Australia's seat of government and commercial centre, Adelaide is the site of many governmental and financial institutions. Today, Adelaide is noted for its many festivals and sporting events, its food, wine and culture, its long beachfronts, and its large defence and manufacturing sectors.

Exploring  Adelaide and South Australia

Adelaide is a planned city, designed by the first surveyor-general of South Australia, Colonel William Light. His plan, now known as Light's Vision, arranged Adelaide in a grid, with five squares in the Adelaide city centre and a ring of parks, known as the Adelaide Parklands, surrounding it.  The benefits of Light's design are numerous; Adelaide has had wide multi-lane roads from its beginning, an easily navigable grid layout and a beautiful green ring around the city centre.

South Australia undoubtedly has the WOW factor, which is an abundance of:

  • Wildlife
  • Outback
  • Wine

From  Kangaroo Island which is one of Australia’s best wildlife experiences, to the stunning Flinders Ranges and the legendary Barossa Valley, South Australia will take your breath away.  There is much to offer in terms of South Australian real estate in every corner of this fascinating and diverse state.  Whether you choose to make your home in Adelaide or out in the countryside you will never be far from something quite exciting.
